Unitech Resumes Long-Pending Projects in Gurgaon

Gurgaon, a city with many amazing residential projects and townships, offers a great living experience. Here every home holds a dream, and every project adds to the beauty of this city. Unitech, a development firm that created the beautiful Nirvana Country, is a major part in adding to the beauty of this city as well. Unitech had many more plans to offer, and they were all underway as well, but came to a halt due to various circumstances. But now Unitech is back, and they plan to finish what they have started. So let’s discuss what we are in for.


Nirvana Country 2


The second chapter of the amazing Nirvana Country, Unitech, has started working on 6 projects in Nirvana Country 2. These projects are:

  • Alder Grove Villas

  • Espace Premiere Villas

  • Exquisite Group Housing

  • Nirvana Country 2 Plots

  • The Willows Plots

  • Nirvana Countryard 2 (Commercial)

This project was originally launched in 2009, but it was halted in 2014 due to regulatory challenges and financial distress. Collectively, there were 1073 units, including 740 previously sold plots that were never delivered. The estimated time after the renewed construction efforts is 78 months. With different completion times for different project components. That includes:

Plot Development: 18 Months

Villas: 24 Months

Group Housing and Commercial building project: 36 Months

The estimated cost for completion of this project is around 630 Cr*. Funding will be sourced through ₹276.42 crore from existing homebuyers via phased, milestone-based payments, and ₹353.58 crore from the sale of unsold inventory.


Revival of the South Park Project in Sector 70


Unitech has also resumed work on its South Park project in Sector 70, which was launched in 2008 but put on hold in 2013. This project, which was initially planned to deliver 832 apartments on 27 acres, recommenced in July 2024 after getting the necessary clearance from the Supreme Court and after the new management team was appointed. The project is anticipated to be finished in the next 3 years, with 8-9 towers completed in the next 24 months.


Management and Oversight


Unitech projects were put on hold for two main reasons: financial constraints and regulatory challenges. The company faced significant financial constraints, leading to delays and project halts. Furthermore, regulatory issues and pending approvals from government agencies like the Ministry of Environment, Forest and Climate Change (MoEF&CC) and the Haryana State Pollution Control Board also contributed to the project's standstill. 

A government-appointed management team led by retired IAS officer Ashok Yadav oversees the resumption of these projects. As of March 25, 2025, the team has secured key licenses, environmental clearances, and consent to establish from the Haryana State Pollution Control Board. The revised plans also include provisions for affordable housing, with 124 plots and 55 flats reserved for the Economically Weaker Sections (EWS).


Impact on homebuyers and the Real Estate Sector


The revival of these long-pending projects is a huge milestone for Unitech and the real estate market of Gurgaon. It is a big relief for the homebuyers who have invested their life savings in these projects and never got their home allotted. The successful completion of these projects is expected to restore trust in the developer and contribute positively to the region's real estate landscape. It will also be a huge part of the further development of real estate in Gurgaon. As construction progresses, stakeholders and homebuyers will closely monitor developments, anticipating timely delivery and fulfillment of long-awaited promises.


Final Thoughts

As Unitech resumes completing its unfinished project, it is huge news for the company and the real estate market in Gurgaon. Surely it will take time for people to put their trust back in this developing firm, but looking back at the success of previous Unitech projects, especially Nirvana Country, it will help boost people to look out for their coming projects, which are “new” in a sense.
